We are looking for: One Facility Manager (H/F)
Your main mission
You will be the first point of contact on property-related matters such as maintenance of facilities, common areas, etc. Together with a local team and a network of regional service providers, you will be responsible for the good upkeep of the properties and infrastructural compliance with statutory and regulatory requirements.
Your tasks will include:
Facilities management
• Lead a team of local technicians and coordinate the daily work
• Plan and supervise all maintenance, renovation and construction works for all buildings
• Ensure documentation and other necessary actions of all periodic inspections and for statutory and regulatory requirements in a timely manner
• Manage facilities and maintenance services with selected service providers
• Deliver an inspection report based on weekly site inspection rounds as well as safety walks
• Be the first point of contact for facility related emergencies (evening and week-end work might be required)
• Oversee facilities’ manuals and drawings, and update them when necessary
• Be a leader of the fire and safety teams to conduct evacuation drills
• Install and maintain required safety equipment
• Facilitate gardening, and provide snow removal when needed
• Allocate and manage space within buildings in collaboration with department managers
Facilities budget and contractors management
• Prepare and monitor budgets for facility services, as well as for planned and corrective maintenance. Participate in the preparation of budgets for long-term investments.
• Develop and maintain professional relationships with all service providers and vendors ensuring efficient facilities operations
• Manage contracts and work permits for external service providers according to the local specifications
• Work in collaboration with the accounting department and understand the accounting process involved in paying contractors
Legal and safety
• Ensure premises are fully compliant with statutory and regulatory requirements
• Liaise with relevant regulatory bodies including safety workgroups, and support action plans in cooperation with the “Travailleur désigné”
• Coordinate daily health and safety issues including site security and access management
• Keep up to date with facilities relevant legislation
Your profile:
• Technical Engineering, or Mechanical Engineering, or HVAC (or similar) degree
• Min. 10 years’ experience in a facility management position and/or in the industrial technology field
• In-depth knowledge of Luxembourgish legislation relating to property management, including leasing contracts
• Communication skills, both verbal and written, are essential in English
• French and German are assets
• Leadership skills, and ability to managed an experimented team in various locations
• Organizational and multitasking skills
• Rigourosity, with a close attention to details
• Problem-solving attitude and results orientation
• Flexibility and ability to work autonomously
• Knowledge of Microsoft Office
Working conditions:
• Long term contract
• Working time: 40h/week
• Workplace: two sites, one of which is on the German border
